What is a virtual sales room and why does it accelerate your sales?

A virtual sales room is your entire project rebuilt in 3D, ready for the buyer to walk through. Instead of showing them floor plans and loose renders, you let them in: they walk through the living room, step onto the balcony, change the kitchen floor and decide based on what they see.

It is the tool for selling off-plan housing when there is nothing built to show yet, and the one that lets you sell to the buyer who will never set foot in the physical sales room.

What it is, exactly

A virtual sales room has three parts, and all three have to be there for it to earn the name:

  • The complete project in 3D. The building in its real surroundings, the amenities and every unit type, built from the drawings with their dimensions, light and finishes.
  • A real-time tour. The buyer decides where to look and how fast to move. They do not follow a camera on rails: they walk.
  • Sales information in the same place. Areas, prices, availability and a way to talk to an agent without leaving the tour.

If one of the three is missing, it is something else: a render is a still image, a video is a tour someone recorded for you, and a 360° tour lets you turn your head but not walk or change anything.

How it works

The project is built in a high-performance graphics engine such as Unreal Engine, the same kind of technology behind the most realistic video games. That is why everything happens in real time: the buyer changes floors and tiles, watches the afternoon light come through the window and looks out at what they will see from their floor.

To make that work on any phone, the model runs on a server and the buyer receives interactive video, a technique called pixel streaming. There is nothing to download and no need for a powerful phone: it opens with a link. At Inviewd we also use artificial intelligence to improve the quality of images, videos and 360° tours, and NVIDIA upscaling and frame generation technology so the tour looks sharp and smooth.

What the buyer can do

  • Tour their own unit type, not the show apartment's.
  • Change the finishes (floors, countertops, tiles, woodwork) and see the result instantly.
  • See the real view from the floor and orientation they care about, at different times of day.
  • Walk through the amenities: pool, rooftop, gym, lobby.
  • Understand the surroundings: roads, what is nearby, how to get there.
  • Talk to an agent on WhatsApp or book a meeting without leaving the tour.

Why it sells more

  • It removes doubt. A floor plan does not show scale, light, view or finishes, which is exactly what weighs on the decision. Once buyers see it, they stop putting the decision off.
  • It makes it personal. When they see their apartment with their finishes, the project stops being one more option on the list.
  • It reaches people who cannot visit. According to Camacol, as of November 2025, 12.1% of new housing in Colombia was sold to non-residents and another 12.5% to Colombians living in a different department. One in four buyers will never set foot in your sales room.
  • The family decides with the project in front of them. The agent sends the link and the partner, parents or business partner tour it that same night, instead of deciding on a brochure.
  • It works around the clock. The buyer who only has time at ten at night explores the project like anyone else.
  • It saves the agent time. Showing it on screen solves in a minute what used to take half a meeting explaining a floor plan.

Grupo Koi lived it with its Kronus project, in Bucaramanga: buyers from Medellín to Israel, none of whom visited, and that is how the deals closed.

Where it is used

The same model is published once and works across every channel: on the project website, on the agent's WhatsApp, in a guided video call, on the physical room's touchscreen and at trade fairs. And the same file produces the renders for listing portals, the video for social media and the 360° tours, so everything tells the same story.

Virtual room, physical room or both

It is not an all-or-nothing choice. The physical room brings what the virtual one cannot: touching the real materials and face-to-face closing. The virtual room brings everything else.
