Real-time photorealism: Lumen and path tracing

Lighting is what makes a space feel real. With Lumen's dynamic global illumination, light bounces and reacts in real time: opening a virtual curtain changes the whole atmosphere of the room. Combined with ray tracing and path tracing and the Sun and sky system, you get reflections, shadows and refractions practically indistinguishable from a photograph, but explorable, not a fixed image.

Tours accessible from any device

One of the keys to selling is ease of access. With cloud streaming technologies, a high-fidelity interactive experience can open from a simple link, in the browser of a computer, tablet or phone, with nothing to install. The buyer, whether in the city or in another country, tours the project with studio quality from their own phone.

Live configurators: let the client see “their” property

Real-time technology makes it possible to change finishes, materials, lighting and furniture during the same sales conversation. The client stops seeing an apartment and sees their own. That instant personalization increases the emotional connection and speeds up the buying decision.

From plan to digital twin

Direct import of CAD and BIM models (Revit, SketchUp, Rhino, ArchiCAD) turns the project's technical data into a navigable 3D environment. Beyond selling, these digital twins, already used for smart cities in Japan, serve to verify the project, optimize resources and align the whole team around a single model, as we do in our Vista D360 methodology.

What Unreal Engine 5.8 brought

Unreal Engine 5.8 was presented at the State of Unreal keynote during Unreal Fest Chicago. Three of its new features are directly useful for architecture:

  • MegaLights, now production-ready. It allows many dynamic shadow-casting lights in the same scene. In an interior with dozens of fixtures or a facade at night, every light behaves like the real one.
  • A lighter Lumen. Dynamic global illumination gains a lightweight mode that runs at 60 frames per second even on modest hardware such as the Nintendo Switch 2. For a tour, that means smoother motion on more devices.
  • Mesh Terrain, experimental. A system for complex 3D terrain, useful when the project sits on a hillside and the surroundings weigh on the sale.

And Unreal Engine 6?

Epic Games announced Unreal Engine 6 for early access by the end of 2027. For a developer selling today there's no reason to wait: projects are produced in Unreal Engine 5.8, and what matters is that the model is well built and documented so it keeps being useful throughout the sales cycle.

The technology that used to live only in video games and film is now at the service of selling a real estate project better.
