# 2026 trends in selling off-plan real estate projects

The **[virtual sales room](https://inviewd.com/en/sala-de-ventas-virtual.html)** went from being an add-on to the centerpiece of the sales conversation. The client walks the spaces in real time, changes finishes, adjusts the light and looks out the window from their future unit. They decide with more confidence, and faster.

## 6. The buyer who doesn't live where the project is

As of November 2025, 12.1% of new homes were sold to non-residents, up from 8.8% in April of that same year, and another 12.5% were bought by Colombians from other departments. ## 7. Staying with the buyer after the reservation

Cancellations of VIS (social-interest) housing purchases went from 12,405 in the twelve months to August 2022 to 33,187 in the twelve months to June 2026, according to Camacol's Coordenada Urbana. The main cause, according to the chamber, was the end of the Mi Casa Ya subsidy, but the lesson applies to the whole market: years pass between reservation and handover, and a buyer who receives construction updates and can walk through their apartment again has more reasons to stay.
