# The guided virtual tour: the appointment people actually keep

Between sending a buyer a link and asking them to come to the sales room there is a middle step almost nobody offers, and for the remote buyer it changes everything: **book half an hour and walk the project together.**

The short version

- An in-person sales room appointment falls through on traffic, rain or a change of plans. A virtual one rarely does.
- The agent drives the walkthrough and the buyer watches on their screen, from wherever they are.

## How it works

The buyer reserves a slot. At that time they get a link, click it and step in, nothing to install, from a computer or a phone. On the other side is your agent, camera on, driving the walkthrough: taking them into the apartment, showing the view from the floor they care about, switching the tile while they talk.

It is a guided visit, except nobody moved from where they were.

This is not our invention. PropVR, the firm behind DAMAC Properties’ digital twin, lists exactly this among its delivery formats: a **sales tool with pixel streaming and video call** for the web. The project runs on a powerful server and the buyer receives interactive video, so quality does not depend on their machine.

## Why this appointment gets kept

A sales room appointment competes against traffic, rain, parking and the plan that came up at the last minute. A virtual appointment competes against nothing: it is thirty minutes on the sofa.

And it can be booked where the in-person one cannot reach: nine at night, a Saturday, or a time that works for someone in Spain seven hours ahead.

There is also a commitment effect a bare link does not have. Someone who books a slot has already invested something in the decision. That is a different lead from the one who downloaded a brochure.

## This does not replace the agent: it puts them at the centre

Worth saying, because it is the sales team’s standard fear. The National Association of Realtors reports that **88% of buyers close through an agent** and that 85% rate them as their most useful source of information.

The guided tour goes precisely that way: instead of leaving the buyer alone with a file, it puts them in a conversation with a person, which is where sales close. What is removed is the travel, not the salesperson.

## What you need to offer it

Less than you would think:

- **The project as a navigable 3D model**, which is the basis of everything else.
- **A link that requires no installation.** If something has to be downloaded, the appointment collapses right there.
- **A booking calendar**, visible on the project page and inside the 360° tour.
- **A short script for the agent.** What to show first, what to ask, when to change a finish. Half an hour goes a long way when it is rehearsed.

## Where it fits in the sale

It works as a step. The 360° tour shares on WhatsApp and is there to spark interest; the guided tour is the next step, for someone who has already shown signals; and the site visit, where there is one, comes last.

An MLS study circulated by Matterport measured that properties with a 3D tour sold up to 31% faster. The guided appointment reuses that same material and adds the one thing a tour alone cannot give: someone who answers in the moment.
