# A digital twin isn't just for selling: it works on site too

We almost always get hired by the sales team. The model gets built, it goes on the billboard, the portal and the sales room screen, and there it stays. That's a shame, because the same file solves construction problems that cost far more than the media budget.

The short version

- Rework rarely starts on site: design explains 79% of deviation costs (CII).
- A contractor quoting from drawings quotes what they understood; on the model, they quote what exists.
- Reviewing a point on a navigable model takes a minute; cross-referencing three drawings, half an hour.
- Approving a finish seen applied in the real space is a decision, not a bet.
- If the sales team already commissioned the model, using it on site doesn't cost more.

## Rework almost never starts on site

The Construction Industry Institute measured nine industrial projects and found that design changes, errors and omissions explained **78% of the number of deviations and 79% of their cost**. Taken together, deviations accounted for 12.4% of total installed cost; design deviations alone, 9.5%.

Put differently: the crew doesn't get it wrong on its own. They arrive to build something that stayed ambiguous on paper.

## Three internal uses almost nobody takes advantage of

### 1. Getting contractors to quote on the same thing

When a contractor quotes by reading plans, they quote what they understood. When they quote after walking the model, they quote what's there. The difference shows up months later, in the most expensive sentence in construction: *“that wasn't in the scope.”*

### 2. The site meeting

Reviewing a point in a navigable model takes a minute. Reviewing it by cross-referencing three drawings (architectural, structural and MEP) takes half an hour and ends in interpretations. When everyone is looking at the same space, the conflicts surface on their own: the duct running where the beam goes, the door that opens into the cabinet, the headroom that falls short.

### 3. Finishes and suppliers

Approving a tile from a 10 × 10 centimeter sample is a bet. Seeing it applied in the real space, under the real light, is a decision. And when a supplier has to swap a reference, you see the consequence before signing the purchase order.

## The part most people miss: the model is already paid for

If the sales team already commissioned the project model, the cost is already sunk. Using it in construction too doesn't cost more, it costs deciding to share it across teams.

And the evidence is there: Dodge Data & Analytics found that **87% of BIM users report positive value**, with fewer errors, less rework and greater cost predictability as the leading benefits. Autodesk and FMI, for their part, estimated that decisions made with bad data caused 14% of all construction rework in 2020.
