# The distance between your project and whoever will buy it

There is an asymmetry in every off-plan sale that is rarely discussed. You and your team know the project by heart: months with it, knowing where the light comes from, how the lobby feels, what you see from the twelfth floor. The buyer, meanwhile, has a drawing they cannot read and a brochure with three images.

## We are asking them to imagine

A drawing is a technical document. Reading one is a trade. Asking someone to make the largest purchase of their life from a dimensioned floor plan is asking them to do, in their head, work nobody trained them for.

And this is not an edge case: according to Camacol, **more than 70% of new-home purchases in Colombia are made off-plan**. For months, most of your buyers have only what you show them.

## Three different distances

The word “distance” here means three things, and they are worth separating.

**Physical distance.** Camacol and Coordenada Urbana recorded that 12.1% of new housing is bought by non-residents, Colombians abroad and foreigners, and another 12.5% by people in a different department. That is a quarter of your potential buyers who **will never walk into your sales room**. For them, your project is exactly whatever appears on a screen.

**Distance in time.** The sales room opens during office hours. People decide to buy a home on a Sunday night, talking it over with their partner. A tour that is always available reaches that moment; an appointment does not.

**Distance in understanding.** This is the most important and the most invisible. Someone can be sitting in front of your agent and still not understand the apartment. Seeing a space in three dimensions requires no training: it is how we understand the world.

## What buyers say

Zillow’s data is consistent here: **62% of buyers would like to see more 3D tours** in listings, and **60% would buy a property without visiting it in person** if a virtual tour is available. The reason is practical. A screen done well already answers what they needed to know.

## This does not replace your agent

Worth saying plainly, because it is the most common fear when this is proposed to a sales team.

The National Association of Realtors reports that **88%** of buyers close through an agent, and that 85% rate them as their most useful source of information. Technology is not taking the agent out of the equation.

What it does is **remove the impossible part of their job**. Today your agent spends the first half hour explaining with their hands what the apartment is like. With the project on screen, that half hour becomes two minutes of walkthrough, and the rest of the conversation is about what actually decides a purchase: financing, handover, and trust in whoever is building.
